Collect monthly rent (paid to the landlord the same day), provide monthly statements, carry our periodic property inspections, arranging any repairs or maintenance, liaising with the tenant and landlord to arrange a contract renewal.

Obtain references and credit checks for any additional applicants.

Negotiate a new fixed term tenancy with contract. This option offers greater security for the landlord and tenant.

Arrange for an Energy Performance Inspection to be carried out, this is a legal requirement for all residential let properties and is valid for 10 years.

Arrange for a Gas Safety Check to be carried out on all gas appliances, this is a legal requirement for all residential let properties and redone annually.

Arrange for an Electrical Installation Check to be carried out, this is a legal requirement for all residential let properties and is valid for 5 years.
